We build patio enclosures across Bergen and Passaic County, NJ — screened and windowed rooms that turn a patio or deck into space you use from April to November. An enclosure is the step between open air and an addition: walls of screen or glass, a real roof, and no mosquitoes at dinner.
An enclosure is a small building and behaves like one. The roof carries snow, ties into the house correctly or stands on its own structure, and everything above depends on whether the patio or deck below can carry walls it was never promised. That floor check is where every honest enclosure project starts.
Most of our enclosures are screen rooms and three-season spaces — unheated, unglazed or single-glazed, and priced a world below a true addition. Where the plan is grander or the base is a deck rather than a slab, the project overlaps our Porch Construction and Deck Installation work, and we will tell you plainly which building path fits.

Three-season rooms

A deck becomes the floor of a room — once its framing is checked and reinforced for walls it never expected. That is deck work, and we do both halves.

Structure
A Small Building, Built Like One
The difference between an enclosure and a flimsy kit is everything on this list.
The floor is the foundation
Slab or deck, it now carries walls, roof and snow. Proving it — or reinforcing it — is step zero.
Snow load is the design load
North Jersey roofs are sized for winter, not summer. Post spacing and beam depth come from that number.
The house connection
Where enclosure roof meets house wall is a flashing detail exactly like a deck ledger — done right or leaking quietly.
Wind on big screen panels
Screen walls catch gusts like sails. Framing spacing and panel sizing keep them tight through storms.
Water still needs a path
Roof runoff, gutter ties and grade around the slab keep the dry room actually dry.
Insect-tight is a detail war
Screens fail at edges, thresholds and where framing meets masonry. The last ten percent of sealing is the whole point of the room.
What Drives the Cost of an Enclosure
Between screen room and addition lies a wide price range. These levers place you on it.
- Screen versus glass
- Windowed walls cost multiples of screen panels — the biggest single fork in the project.
- Roof: new or reuse
- Enclosing under an existing sound roof saves the largest line item. Building a roof adds structure, tie-in and flashing.
- The base's condition
- A level, sound slab is a free foundation. Reinforcing a deck floor or correcting a slab moves real money.
- Footprint and wall height
- Perimeter feet drive framing and panels; tall walls and gable ends drive them faster.
- Electrical
- Lights, fans and outlets want planning while walls are open. A ceiling fan is the difference between July use and July avoidance.
- Door and threshold quality
- The door is the moving part — the hardware tier you choose is the squeak-free years you buy.
Before you build
Scope It Honestly First
Enclosures disappoint when the room was named wrong at the start. These questions name it right.
Which months matter?
June evenings point to a screen room; March mornings point to three-season glass. The calendar sets the budget.
Is the base worthy?
A cracked slab or bouncy deck under a new room is the wrong order of operations. Fix the floor first — we do both.
Heat, ever?
If real winter use is the dream, that is an addition with different rules. Better to know before framing a three-season room.
Where does the sun land?
A west-facing glass room cooks at 5pm without shading or ventilation planned in.
Fans and outlets now or never
Wiring while walls are open is cheap. The same wiring after screens are sealed is not.
Does the door serve the yard?
Grill outside, table inside — the path between them through the new door is walked a thousand times a season.

The questions homeowners ask us at almost every estimate.
What is the difference between a screen room and a three-season room?
Walls. Screen rooms have screen panels — airflow, shade, no insects. Three-season rooms have windows, extending use from early spring to late fall. Neither is heated; that would be a four-season addition, a different project with different rules.
Can you enclose my existing patio?
If the slab is level, sound and drains properly, it becomes the room's foundation as-is. If it is cracked or settling, we address that first — a room on a failing floor is the wrong order of operations.
Can you enclose a deck?
Yes, after its framing is checked and reinforced for wall and roof loads it was never designed to carry. That is deck engineering plus enclosure building — being deck builders first is exactly why we can do both halves.
Do patio enclosures need permits?
Yes — an enclosure is a roofed structure and townships treat it as one, with drawings and inspections. We prepare and file, the same as for our decks and Porch Construction projects.
Will an enclosure work on my covered porch?
That is the easiest version — the roof already exists, so the project is walls, screens and a door under it. It is often the best value conversion in the whole category.
How long does an enclosure take to build?
Screen rooms typically run one to two weeks on site; three-season rooms longer with windows and trim — plus the township's permit lead time up front.
Can I add heating or use it in winter?
A space heater on a mild day, sure — but true winter use means insulation, HVAC and residential code: an addition, not an enclosure. If that is the real goal, better to plan it as one from the start.
Screen room now, windows later?
A sensible ladder — if the framing is designed for the future window weight now. Say so at the estimate and the upgrade path is built in rather than bolted on.
